Employee Spotlight – Kandice Salazar, Property Manager

Meet Kandice Salazar, Property Manager for BMG

Kandice is a property manager for our Philadelphia office and has been with us for a year and four months. She’s a results-oriented professional with over ten years of experience in business management and sales. She prides herself on being an analytical thinker with the ability to perform well under pressure. 


As a property manager for BMG, Kandice manages all aspects of her portfolio, which includes handling multiple responsibilities and tasks simultaneously. For instance, she schedules services with maintenance technicians or vendors and follows up to ensure completion and top-notch quality of work. 

Her job also includes approving invoices for maintenance work accurately and in a timely manner. Additionally, she works collaboratively with multiple constituents to resolve and de-escalate potential issues that may occur. 

Property managers lead and coordinate the turning process for vacant properties and prepare them for new tenants, including cleaning, maintenance, and ensuring compliance. Her job also involves ensuring all properties in her portfolio have lead certificates, rental licenses, and other required certificates. 

Finally, she completes several administrative tasks related to tracking and documenting work. She processes move-outs for security deposit reimbursements and is actively involved in the lease renewal process. 

A Day in the Life of Kandice Salazar

Kandice’s day starts off with coffee–it’s a must! Then, she checks all the emails and priorities she must tend to first. After filtering issues and ensuring she has enough information to move forward, she focuses on maintenance issues to ensure our tenant’s repairs are tended to promptly. 

At the same time, she juggles answering incoming calls, approving invoices, and reviewing inspection reports. When asked about what a day in her life is like, she says:

“No day is the same, and that is why it is extremely important to stay organized and have extraordinary problem-solving skills.”

Kandice loves the fact that Bay Property Management Group is a people-based company in a people-based industry. She loves to meet new people regularly and always strives to have happy tenants and owners by getting issues resolved efficiently. 

When asked if anything surprised her about working in the property management industry, she responded: 

“I have been surprised about how many issues can be resolved with a simple phone call.”

She finds it important that people are seen and heard. So, even though she might not be able to resolve issues right away, her intentions are always in the right place.
