Looking for the best property management company in Baltimore? Whether you’re a landlord managing a single property or a seasoned investor with a robust real estate portfolio, our team is here to provide the professional support you need to succeed. No matter your situation, it’s important to know what to look for.

What to Look for in a Property Management Company

When you’re looking for professional property management in Baltimore, the first thing to pay attention to is experience. A good manager should understand rental trends in the area, including pricing, demand, and neighborhood differences. They should be comfortable advising you on things like fair rental value, marketing strategies, and how to keep your property competitive.

You’ll also want to look closely at how they handle day-to-day operations. Screening processes, lease management, rent collection, and maintenance coordination are all part of the job. A strong property manager should have clear systems in place for handling applications, documenting leases, and responding to repair requests. Communication is a big part of it all.

You should also consider the company’s approach to protecting your investment. That includes keeping the property occupied, minimizing turnover costs, and helping you make smart decisions about upgrades or repairs. A well-run company should be transparent about their own fees and reporting, realistic about income being generated, and work with you to optimize the entire process.

At BMG Baltimore, these are exactly the principles we’ve built our business around. We offer:

  • 16 years of professional property management experience
  • Over 8000 units under management across 5 markets
  • Less than 1% eviction rate for tenants placed by BMG
  • An average of 23 days on market for our listings

That combination of experience and performance is what many owners are looking for when choosing a Baltimore property management company that they can partner with for the long-term.

Baltimore Property Management Laws and Requirements

When it comes to owning rental property in the area, landlords and resident managers ultimately will benefit from understanding and following their local laws. They need to be aware of both Maryland law and local Baltimore housing regulations and tenant rights. While Maryland provides the foundation for many landlord-tenant rules, Baltimore also has local requirements that can affect rental licensing, property maintenance, housing standards, and tenant safety.

Baltimore’s rental regulations are designed to promote safe, habitable housing while helping establish clear expectations for both landlords and tenants. Property owners are generally expected to maintain their rentals, comply with fair housing laws, follow local landlord-tenant requirements and Maryland’s Tenant Bill of Rights, and stay current with Baltimore’s rental licensing, registration, and property standards. Understanding these obligations is an important part of protecting your investment and operating a successful rental property. Here is a breakdown of some of the basics.

lease | Bay Property Management Group

Should I Hire a Property Management Company or Self-manage My Baltimore Rental?

Self-managing a Baltimore rental means taking on one of the most heavily regulated rowhome markets on the East Coast — a Baltimore City rental license and lead-registration framework that penalizes lapses, an active Rent Court process with its own filing rules, and lead-paint compliance that requires MDE registration and periodic risk-reduction certificates for the pre-1978 rowhome stock that dominates the city. Add ground rent obligations that still bind many Baltimore properties, historic-district preservation rules across Federal Hill, Fells Point, Canton, and Mount Vernon, and the day-to-day work of leasing, maintenance, and rent collection — and the workload adds up quickly.

Bay Property Management Group gives Baltimore rental owners one local team to manage the property, support compliance across those Baltimore-specific frameworks, and handle the day-to-day responsibilities of being a landlord. Here is how full-service Baltimore property management compares with managing the rental yourself.

  BMG  Self-Management
Your Local Baltimore Team You are assigned a dedicated Baltimore property manager and a dedicated leasing agent working out of our St Paul Street office in Mount Vernon, backed by an in-house accounting team and Maryland-licensed leadership. Once a tenant is placed, your property manager becomes the single point of contact for you and your tenant. One person handles leasing calls, bookkeeping, vendor scheduling, and tenant communication — often at the same time, and often after hours.
Baltimore City Rental License & Registration Baltimore City requires every non-owner-occupied rental to hold an active rental license backed by a passed inspection, and prohibits collecting rent on an unlicensed property. We coordinate the initial licensing inspection, license issuance, and renewal timeline so the property stays legally rentable. You navigate Baltimore City's licensing process yourself — scheduling the inspection with a licensed inspector, submitting paperwork to the city, tracking the license expiration, and renewing on time. Renting without a valid license means you cannot legally collect rent or file in Rent Court.
Maryland Lead Paint Registration & Risk-Reduction Certificates For properties built before 1978, Maryland requires MDE registration with an assigned tracking number, an accredited lead inspection resulting in a Risk-Reduction Certificate before each new tenancy, and turnover documentation at every vacancy. We coordinate the inspector, maintain the records, and time the certificate to align with the leasing schedule. You determine whether the property falls under MDE requirements, hire an accredited lead inspector, complete required remediation, schedule inspections at every turnover, and maintain the records needed for leasing and any subsequent legal action. A lead-compliance lapse can prevent leasing and expose owners to serious liability.
Rowhome Stock & Basement Flooding Patterns Baltimore's rowhome housing stock brings its own maintenance profile — shared party walls, formstone or brick facades that periodically require pointing, flat roofs prone to ponding after storms, and basements vulnerable to sewer backups during heavy rain events. We schedule seasonal roof inspections, monitor basement conditions after major storms, and coordinate with adjoining property owners when repairs affect a shared wall. You track the rowhome-specific maintenance calendar yourself, respond to basement flooding calls after storms, negotiate shared-wall repair costs with neighbors, and coordinate roof and facade maintenance across a housing type unfamiliar to owners from single-family markets.
Baltimore City Rent Court & Failure-to-Pay-Rent Process Baltimore City requires a proper Failure to Pay Rent notice before an owner can file. We monitor balances, communicate with the tenant, serve the required notice, file the FTPR action in Baltimore City Rent Court, appear at the hearing, and coordinate the warrant of restitution and eviction with the sheriff when necessary. When BMG handles the filing, no additional fee applies and any court-recovered amounts credit back to the owner. You track the balance yourself, prepare and serve the notice, file in Rent Court, appear in person, request the warrant, and coordinate the eviction — often while the property is not producing income.
Ground Rent Payments & Legacy Land Tenure Many Baltimore properties still carry ground rent — a colonial-era land tenure arrangement where the property owner pays an annual ground rent to a separate ground-rent holder. Unpaid ground rent can result in a ground-rent lien or a redemption action. We track ground-rent obligations, ensure payments are made, and flag any redemption or transfer issues that affect the property. You research whether your property carries ground rent, identify the current ground-rent holder (which can be difficult when ownership has changed hands), make annual payments, and handle any redemption paperwork. Missed ground-rent payments can compound into legal action affecting title — a Baltimore-specific risk owners from other markets rarely see coming.
Charm City Historic Districts & CHAP Review Federal Hill, Fells Point, Canton, Mount Vernon, Bolton Hill, and other Baltimore historic districts fall under Commission for Historical and Architectural Preservation (CHAP) review for exterior work — windows, doors, siding, roofing, signage. We coordinate with CHAP where required, keep leasing paperwork aligned with district rules, and identify when planned repairs need historic-district approval before work starts. You determine whether your property sits in a CHAP district, submit exterior work for review where required, and confirm you're not violating preservation rules when marketing or making changes to the property.
Rent Benchmarking Across Baltimore Neighborhoods Baltimore's neighborhoods price very differently — Canton and Federal Hill support premium rents for waterfront and downtown-adjacent rowhomes, Hampden and Mount Vernon draw creative and student tenants at a different range, Roland Park attracts family renters at higher price points, and neighborhoods east of the Jones Falls have different dynamics again. We benchmark against comparable rentals in your specific neighborhood, not the citywide average, and adjust for seasonal timing and demand. You research comps in your specific neighborhood and set the number alone. Priced against the wrong comp set — a citywide average, or the wrong neighborhood entirely — leaves rent income on the table or extends vacancy.
Security Deposits & Maryland Interest Requirement Maryland caps deposits at two months' rent and requires interest to be paid on deposits over $50 held for six months or longer, currently at 1.5% simple annually. Deposits must be returned within 45 days of move-out with an itemized deduction list. We handle the escrow account, interest calculation, timing, and documentation backed by move-in and move-out condition reports. You maintain the escrow, calculate interest correctly, meet the 45-day return deadline, and document any deductions to a standard that will hold up in court. Errors can expose owners to threefold penalty liability under Maryland law.
What It Costs A management fee ranging from 5% to 8% of collected rent, a $99 startup fee, a leasing fee equal to the first month's rent, and a lease renewal fee of 25% of one month's rent. All fees are stated upfront in the management agreement — no surprise assessments and no marked-up maintenance charges. No management fee. The real costs live off the fee schedule and get bigger in a heavily regulated market: Baltimore City fines from a missed license inspection or renewal, MDE penalties from a lead-compliance lapse, treble-damages exposure from a mishandled deposit, ground-rent lien risk, and the vacancy that follows a rent-court case that could have been prevented with better screening.

Rental-Registration | Bay Property Management Group

Rental pROPERTY Registration

PROPERTY MANAGEMENT ACCOUNTING

Every month we send you a statement showing your rental income and expenses for each specific property. We also provide you with a 1099 at the end of the year, as required by law, as well as provide a portal for accessing data at any time.

What Does a Property Manager Do?

A property manager oversees the day-to-day operations of a rental property. That includes marketing vacant units, setting competitive rental rates, screening applicants, preparing leases, collecting rent, and helping keep the property in compliance with applicable housing laws and regulations. Property managers also monitor the property’s overall performance by helping reduce vacancies, scheduling inspections, keeping financial records organized, and addressing issues as they come up.

Beyond the daily responsibilities, what a property manager does also includes being an overall advisor. They help owners make informed decisions about their rental properties. They monitor local market conditions, recommend rental rate adjustments, coordinate repairs through trusted vendors,  and guide owners through all types of situations. A property manager helps simplify rental ownership while allowing investors to focus on growing their portfolios.

The Baltimore Rental Market

Baltimore is a great place to live, and the rental market is strong because of that. The market has settled into a balanced position after several years of rapid changes, giving both landlords and tenants predictability. Recent data shows the median asking rent in the Baltimore metro at around $1,800/month, reflecting a market where prices have remained relatively steady (Realtor.com, June 2026).

The city also has strong long-term housing potential. Baltimore is expected to add more than 20K households over the next five years (Live Baltimore, 2026). That continued demand, combined with ongoing redevelopment efforts throughout the city, provides encouraging signs for investors who are focused on long-term growth rather than short-term market fluctuations.

Another reason this city continues to attract investors is its combination of affordability and opportunity. Housing prices remain more attainable than many major East Coast cities like New York and Boston, making it easier for rental property investors in Baltimore to enter the market while still benefiting from steady rental demand. At the same time, continued investment in the diverse neighborhoods has helped keep interest in Baltimore’s rental market strong. Here are a few highlights.

Tieaira Page was my leasing agent for my new home. From tour the new apartment to approval, everything went fast and I was able to get into my new home before my old lease was up, which was very beneficial because I thought I would have to extend my current lease another month. What I like the most About the home is that is very clean A very affordable compared to the other homes in the area. Some of these other complexes want the same amount of rent outdated everything which makes no sense. I’m glad I was able to find this place and was well taken care of by Tieaira and Bay Property Management. 5 stars!!!
Response from the owner:Thank you, Tavon! We’re thrilled to hear Tieaira made your leasing experience smooth and helped you move in without extending your previous lease. We hope you enjoy your new home!

I had a great experience working with Bay Property (Eric Frank). I needed to find an apartment within just three weeks, and he helped me make it happen. At first, I thought I was chatting with an AI because I'd has that experience with a few other realtors. Once I was connected with Eric everything moved quickly and efficiently. Communication was always prompt, and he was consistently kind, honest, and transparent throughout the process. Renting an apartment on a tight timeline can be stressful, but he made the process much easier than I expected. We're now looking forward to moving into our new apartment. Thank you for all your help!

I've just moved into my place yesterday. The leasing agent Tieaira is awesome! She did so much to make sure that I was pleased with everything. From the first day that I came to see the place. Anything that I requested she made sure it happened. She was always so pleasant. I'm giving the 5 stars to her...not the management. I don't know anything about anyone else. She definitely deserves more than 5 stars. I appreciate all you did to make sure everything was as I wanted. You're the best!!🙂
Response from the owner:Hi Lana, thank you for sharing your experience! We're so happy Tieaira made your move-in such a positive one. We'll be sure to recognize her for her outstanding dedication. Welcome to your new home!

I moved into a property that was taken over by BPM shortly after I moved in earlier this year and, so far, it’s been great! Our maintenance supervisor, Ben, is awesome and is quick to address any issues that come up (not that I’ve had many or anything). He’s also great at communicating while coordinating when I’ll be around for them to come in. Can’t say the same for other properties I’ve lived at! Our property manager, Mauricio Pérez, has also been so wonderful in handling any questions or concerns. He responds quickly and has always kept his word when following up on things. I appreciate his hard work!
Response from the owner:Hi Millicent, thank you for sharing your experience! We're thrilled to hear Ben and Mauricio have provided such great service and communication. We truly appreciate your kind words!

Our Baltimore Property Management Onboarding Process

Getting started with Bay Property Management Group is straightforward. Here’s how the process works from your first call to your first month statement.

Step 1: Initial Contact

Reach out by phone or through our website. A member of our business development team will follow up right away. That conversation covers your property management goals, your property’s location, condition, and amenities. We will also review any local compliance requirements.

Step 2: Signing and Setup

Once the management agreement is signed, we collect your keys, enter your property into our system, and assign you a dedicated property manager. They will then reach out directly to get the next steps underway.

Step 3: Getting Your Property Rent-Ready

For vacant properties, our leasing team conducts a rent-readiness assessment. This involves taking professional photos and an in-depth marketing description. Your property is then listed across our syndicated rental platforms and assigned to a dedicated leasing agent. They will provide you with weekly updates on showing activity, market feedback, and pricing recommendations

Step 4: Ongoing Management

Once a tenant is placed, your dedicated property manager becomes the single point of contact for both you and your tenant. You’ll receive monthly owner statements from our accounting team. You will also have 24/7 access to a real-time owner portal, where you can monitor rent collection, maintenance activity, and financial reporting at any time.

Frequently Asked Questions About Property Management in Baltimore

Bay Property Management Group (BMG) provides full-service residential property management throughout Baltimore and the surrounding area, including Fells Point, Canton, Federal Hill, Mt. Vernon, Roland Park, and Hampden. BMG focuses exclusively on residential rental properties—single-family homes, townhomes, condos, and multi-family buildings—and does not buy, sell, or broker real estate.

A property management company handles the day-to-day operation of a rental property for the owner. Bay Property Management Group markets vacancies, screens tenants, prepares leases, collects rent, coordinates maintenance, runs inspections, manages tenant communication, and keeps the property compliant with Maryland landlord-tenant law—so owners earn rental income without managing the property themselves.

Bay Property Management Group’s monthly management fee in Baltimore typically runs 5%–8% of monthly rent, which is among the lowest in the market. BMG uses a transparent, flat fee structure instead of adding surprise charges, so owners can predict their costs.

Bay Property Management Group keeps pricing simple with a transparent fee structure and no hidden charges. This generally includes a one-time startup fee of $99, a monthly management fee of 5%–8% of monthly rent, a tenant-placement fee, and a lease-renewal fee. Full details are on BMG’s Fees & Rates page.

Yes. Bay Property Management Group charges a one-time startup fee of $99, which includes a full onboarding report confirming the property is rent-ready. This covers initial setup, marketing prep, and the property assessment before the home is listed.

Bay Property Management Group’s management agreement is a yearly contract. That said, BMG is open to being flexible with month-to-month agreements where appropriate—the team would rather earn an owner’s business through performance than hold them to a term that doesn’t fit their situation. Contact the Baltimore office to discuss what works for your property.

Bay Property Management Group manages residential rental properties in Baltimore, including single-family homes, townhomes, condominiums, duplexes, and multi-family apartment buildings. BMG’s focus is 100% residential investment property; it does not manage commercial-only buildings.

No. Bay Property Management Group focuses exclusively on residential rental property management. BMG does not manage homeowners associations (HOAs) or commercial-only buildings, which lets the team specialize in maximizing returns for residential rental owners.

Getting started with Bay Property Management Group is simple: request a free rental analysis and the Baltimore team reviews your property’s rent potential and prepares an onboarding plan. If you already have a tenant, BMG handles the transition—reviewing the lease, transferring the security deposit, and introducing itself to the tenant for a seamless handoff.

Every Bay Property Management Group owner gets a dedicated property manager and a dedicated leasing agent. The leasing agents are paid on commission, so they are directly incentivized to lease a property fast rather than let it sit.

BMG also runs the functions most property managers outsource or skip entirely—an in-house HR department, a dedicated recruiting team, in-house marketing, and in-house IT. That infrastructure means BMG hires and keeps better people, fills vacancies faster, and controls its own technology instead of waiting on a vendor. Combined with a 100% residential focus and transparent flat-fee pricing, it’s what separates BMG from most companies in the Baltimore market.

Bay Property Management Group’s average vacancy is 23 days. BMG markets rentals with professional photos, syndicated online listings, dynamic rent pricing, and targeted local outreach to attract qualified tenants quickly. Actual time-to-lease varies with the Baltimore market, season, price, and property condition, but the strategy is built to minimize vacancy without underpricing.

Bay Property Management Group uses a strict, data-driven screening process for every applicant: credit history, income verification (typically about three times the monthly rent), employment verification, rental and eviction history, and background checks—all conducted in full compliance with Fair Housing laws. The results speak for themselves: BMG has a less than 1% eviction rate for tenants placed directly by BMG.

Bay Property Management Group collects rent and disburses owner proceeds by direct deposit each month, with funds typically sent around mid-month after rent clears. Owners can view statements and payment details anytime in their 24/7 online owner portal.

Yes. Bay Property Management Group gives every owner 24/7 access to a secure online portal that updates in real time, so owners have complete transparency into exactly how their funds are being used. The portal shows rent payments, monthly financial statements, maintenance requests and invoices, inspection reports, and important documents—anytime, from any device.

Bay Property Management Group keeps in-house maintenance technicians on staff for smaller jobs, which means faster response and better cost control, and uses trusted third-party vendors for larger jobs that call for a specialist. Tenants have 24/7 emergency support, routine repairs are handled promptly, and owners are notified through the portal.

Owners set their own maintenance limits and reserve fund at their discretion, based on how involved they want to be in the process. Bay Property Management Group approves routine repairs up to the limit the owner sets and submits anything above that threshold for owner approval—except emergency repairs needed to protect health, safety, or the property. Owners who want to be hands-off can set a higher limit; owners who want to review everything can set a lower one.

Yes. Bay Property Management Group manages the full rent-collection cycle—online payment options, late-payment reminders, and lease enforcement. Late fees are applied under Maryland law; in Baltimore, a late fee of 5% of the monthly rent applies after a 15-day grace period.

If a tenant stops paying, Bay Property Management Group follows the proper legal process for Baltimore, handling every filing, notice, and court appearance from the first notice through re-renting the property.

In Maryland, the filing process begins with a letter to tenants called a “10 Day Notice of Intent to File a Complaint for Summary Ejectment (Failure to Pay Rent).” This notice gives tenants an additional ten days to pay their rent and avoid the court process. If tenants do not pay within that 10-day period, on the first business day after those ten days BMG proceeds through the court filing process, starting with a Failure to Pay Rent filing (FTPR)—this filing informs the court that the rent has not been paid, as laid out in the lease agreement. While awaiting a trial date for the FTPR filing, tenants have yet another opportunity to pay rent and avoid a court judgment.

During the trial/hearing, the court reviews the claim and issues judgment accordingly, typically ruling in favor of the landlord and confirming that rent is in fact owed. After the court-mandated appeal period (which varies by jurisdiction), BMG submits the second part of the filing process, a Warrant of Restitution (WRIT)—this filing is to get the property back. Once the judge signs off on the WRIT, BMG proceeds with scheduling the eviction (the scheduling process differs by jurisdiction); eviction dates are usually anywhere from two weeks to two months out.

During the eviction process, the state of Maryland requires that specific notifications (forms) be sent to the tenant by posting to the property, by certificate of mailing, and electronically. BMG manages this process, sends all the proper documentation, schedules the proper representatives to be present with the Constable/Sheriff on eviction day (eviction requirements differ

Yes. Bay Property Management Group works with the Housing Choice Voucher (Section 8) program in Baltimore and helps owners navigate inspections, paperwork, and compliance. In many jurisdictions, source-of-income protections make refusing voucher holders unlawful, and BMG helps owners stay compliant.

Bay Property Management Group prepares a comparative market analysis of similar Baltimore rentals—factoring in location, size, condition, amenities, and demand—but owners have final approval on price. Once the property is on the market, the owner’s dedicated leasing agent works directly with them to make adjustments as necessary based on showing activity and market response.

Bay Property Management Group conducts documented inspections at move-in and move-out, plus periodic interior and exterior inspections during the tenancy. Inspection reports with photos are shared in the owner portal so owners always know the property’s condition.

Bay Property Management Group handles day-to-day operations—marketing, screening, leasing, rent collection, maintenance, inspections, and compliance. The owner maintains property insurance, funds approved repairs and the maintenance reserve, covers the mortgage and taxes, and makes major capital decisions.

Yes. Bay Property Management Group requires owners to carry appropriate landlord (dwelling) insurance and often to name BMG as an additional insured. BMG also recommends requiring tenants to carry renters insurance. Specific coverage requirements are in the management agreement.

Bay Property Management Group collects and holds the security deposit under Maryland law. In Baltimore, the maximum deposit is one month’s rent, and it must be returned within 45 days of move-out with any itemized deductions. The deposit accrues interest at the statutory rate, paid to the tenant at move-out. BMG documents condition at move-in and move-out to support fair deposit handling.

Most non-owner-occupied rentals in Baltimore need a valid Rental Dwelling License and city registration before they can be legally rented. Bay Property Management Group helps owners obtain and maintain the required license or registration and stay current with inspections so the property can be legally rented.

To rent a home managed by Bay Property Management Group, submit an online application through the BMG Baltimore listing. Each adult (18+) who will live in the home completes a separate application, pays the application fee, and provides ID and proof of income.

Bay Property Management Group evaluates applicants on income (generally about three times the monthly rent), credit history, rental and eviction history, employment verification, and a background check—applied consistently and in compliance state, federal, and local laws. Specific criteria appear with each Baltimore listing.

The application fee for a Bay Property Management Group rental in Baltimore is $25 per adult applicant. This non-refundable fee covers processing the application, including credit and background screening.

In Baltimore, Bay Property Management Group returns the security deposit—minus any lawful, itemized deductions—within 45 days after you move out and provide a written forwarding address. Providing that forwarding address in writing is what starts the return clock.

Tenants pay rent online through their secure Bay Property Management Group tenant portal, which supports electronic payments and autopay. Rent is due on the date stated in your lease.

In Baltimore, rent is considered late after a 15-day grace period, and the late fee is 5% of the monthly rent, consistent with Maryland law. The exact grace period and late fee are stated in your lease.

Tenants submit maintenance requests anytime through the Bay Property Management Group tenant portal. Many smaller repairs are handled directly by BMG’s in-house maintenance technicians. For emergencies that threaten safety or could cause serious property damage, BMG provides 24/7 emergency maintenance support—call the emergency line in your lease.

On the owner’s behalf, Bay Property Management Group keeps the home safe and habitable—including major systems like heating, plumbing, and electrical, and structural repairs. Tenants handle minor upkeep (light bulbs, smoke-detector batteries) and any damage they or their guests cause.

Pet policies vary by property. Where pets are allowed, Bay Property Management Group may require a pet deposit or pet rent, disclosed in the lease. Under the federal Fair Housing Act, assistance animals (service animals and emotional support animals) are not pets and are not subject to pet fees or deposits.

Bay Property Management Group typically contacts tenants before the lease ends—often around 90 days out—to offer renewal terms, including any rent adjustment. Tenants who wish to renew sign the updated lease through their portal.

Breaking a lease early may carry consequences—an early-termination fee or responsibility for rent until the unit is re-rented. Bay Property Management Group reviews each situation individually. Certain protections (for example, survivors of domestic violence, or active-duty military under the SCRA) may allow early termination under Maryland law.

Notice requirements are specifically stated in your lease agreement and can range from 60 to 120 days of required notice, depending on the location and ownership of your leased property. Review your lease well before you plan to move so you don’t miss the window. Bay Property Management Group asks for written notice and a forwarding address to ensure a smooth move-out and deposit return.

In Baltimore, Bay Property Management Group provides at least 24 hours’ written notice before entering a rented home for non-emergency reasons such as inspections or repairs. Entry without advance notice is limited to genuine emergencies.

Responsibility for utilities and lawn care is defined in your lease. In many Bay Property Management Group rentals, tenants pay electricity, gas, water, and trash, and single-family tenants often handle lawn care—but this varies by property, so review your specific lease.

Baltimore has no rent control, though some Maryland counties, such as Montgomery County, have rent stabilization. For rent increases in Baltimore, Bay Property Management Group provides at least 60 days’ written notice, and increases take effect only at renewal or as otherwise permitted by Maryland law and your lease.

Eviction in Baltimore follows a strict legal process, and only a court order can remove a tenant—self-help evictions such as lockouts or utility shutoffs are illegal. Bay Property Management Group manages every step lawfully on the owner’s behalf.

BMG manages this process, sends all the proper documentation, schedules the proper representatives to be present with the Constable/Sheriff on eviction day (eviction requirements differ by jurisdiction), and works to get the property ready to re-rent as quickly as possible.

In Baltimore, the maximum security deposit a landlord may charge is one month’s rent. The deposit accrues interest at the statutory rate, paid to the tenant at move-out.
