Bay Property Management Group in Baltimore aggressively markets each property, using all major search engines, online classifieds, off-site marketing and direct mail. Available rental properties are also placed on the MLS, Zillow, craigslist, HotPads, locators, rentals and other online sites. We also use other tenant placement companies to help get the most exposure possible for each rental property. Prospective tenants are screened for prior evictions, judgments, liens, bankruptcies, criminal history, sex offender registry, terrorist activity, and credit worthiness. We also require applicants to verify their income. In addition, our Baltimore property management company will follow all federal and state regulations to ensure you are in full compliance.

Each property is photographed before and after tenants take possession to document any damage that has been incurred. A detailed checklist is also used, and each room is inspected closely to document damage or irregularities.

Our maintenance staff is available 24 hours a day, seven days a week in order to protect your property and take care of your tenants.
We take a professional, diligent approach to collecting rents on time each and every month. Our expectations and procedures are made crystal clear to tenants prior to the signing of a lease. In addition, rent payments are quickly disbursed to you through electronic direct deposit or a standard check.
Eviction services / suit filings
We follow a proven and standard practice when it comes to late rent. After a five-day grace period, we begin the paperwork on legal proceedings regardless of the situation or excuse. Bay Property Management Group in Baltimore is well versed in landlord-tenant laws and, when necessary, we take swift and professional steps to ensure a smooth eviction process. We handle the entire eviction process, so you don’t have to. We also file judgments in the event a tenant breaks their lease, and there is no cost to the owner when Bay Property Management Group files suit. Moreover, all recouped proceeds go directly to you.
As required by state and federal laws, any property built before 1978 must have a lead certification administered before the property can be rented. We will not manage any property that lacks proper lead certification, but we can help you through this process and provide a list of qualified lead inspectors.
New laws require all rental properties to be registered with the appropriate jurisdiction. In Baltimore City, this requires an inspection by a licensed inspector as well as a form submission with the city. We can assist you with this process and recommend inspectors.
Monthly and annual financial statements
Every month we send you a statement showing your rental income and expenses for each specific property. We also provide you with a 1099 at the end of the year, as required by law.

I recently had some issues with property damage to my rental home in Baltimore that had to be fixed. My property manager Christian Apaniada was extremely helpful getting it resolved. He coordinated between the tenant, the contractor for the repairs, and my insurance company to ensure that the issues were resolved and my coverage was maintained. Very much appreciate his efforts towards a positive resolution and how responsive he was to my many emails!
I don't write reviews. As a matter of fact, this is the first one I have ever written, but I'm happy to so on behalf of Angel Martinez. He gets 5 stars. I would give him 6 if I could. He has been a pleasure to work with: affable, patient, professional, and eminently helpful. He has helpful me deal with extremely difficult and irascible tenants. He has helped me solve innumerable intractable technical problems with my refrigerator, electrical wiring, microwave, garbage disposal, hot water heater, the list goes on... and all in roughly the same month. I live on the opposite coast from my Baltimore condo, so I relied TOTALLY on Angel and Bay Management. He did not disappoint. In fact, he handled the seemingly-endless travails with amazing good humor. It might be trite to say, but he is aptly name, because he truly was a godsend. Thank you, Angel.
My experience so far has been wonderful. My property manager Evillianueva goes above and beyond her job. She's kindhearted, sweet and compassionate and always returns calls or messages in a timely manner. So far she has been the best property manager I've had with bay management. Bay Management has been managing my property since 2019 and they've been so great. I moved out of state for the time being and though time zones do present a small challenge in emergencies, things have always been taken care of promptly. The online portal system is also very easy to navigate and use to pull information.Chelsea was my first manager and I absolutely loved my experience with her. She was very prompt in responses and providing me with any information/clear explanations I needed. She also seemed to take very good care of my tenants too. Their concerns were always addressed with urgency and I always try to respond with the same urgency.Unfortunately she left but I am currently with another great manager- Cristina- who is providing the exact same excellent service I was getting with Chelsea. She is almost instantaneous in follow-ups to things that need to be done. Both Chelsea and Christina was/is so nice and patient with requests and questions I have.TLDR: They've been great at managing my property and I've already referred them to my sister who will also need a property managed.

I’ve had a good experience with Bay Management Group. When I first moved here during the early pandemic, they were really flexible with the lease signing and details about the unit. They made the process easy. They are good about sending out reminders for insurance and maintenance and filter tips for units. I’ve especially had a good experience with Christian Apaniada as our property manager, he is really professional, attentive and gets back to requests and messages as soon as possible, same day. He was really helpful with the few issues we have had and they were taken care of in a timely manner that works with our schedule. He has made communication easy and has made living here a good experience by going above and beyond for us. It is much appreciated.

They were really friendly and they took my housing voucher and did their best to get me in something that was suitable for me and my tastes and needs. They were not successful in getting me into anything however because the landlord was refused to accept an offer from housing. They contacted me immediately to return my deposit. Overall they were very professional and thorough.
I've had many property managers while living here but Eijie Araja is by far the best one I had. She is very professional and responds fast to messages. I love how professional and kind she is. Always pleasant and I can only hope she will be my property manager for as long as I live here.
When someone invaded my checking account, I had to cancel it. Unfortunately this happened at the same time that my rent payment was due. I was lost about how to straighten all this out. I called Val and he helped my reinstate my automatic payments with the new account and then contacted the owners to explain why my payment was late. They understood and so everything is all settled to everyone's satisfaction. It is good to know that if i run into problems I can turn to Val for help

I absentmindedly locked myself out of my apartment building with my keys still in my mailbox. I was incredibly worried with my building and car keys in site but with no way to reach them. I called my building's emergency maintenance line and a man by the name of John Garbieri picked up the phone. While he gave me locksmith suggestions to call, he also took the time to reach other tenants in my building to see if someone could just open the door for me.Thank God, it worked and I was able to gain access to my keys after proving that they were indeed mine. I am so grateful that the company employs such helpful people like John. I was able to get my apartment and car keys back without having to break the bank calling a locksmith on a Saturday evening!

I was in a pickle when my door would not open to my apartment, the day before I was going to travel to the other side of the country. I called the emergency services, and John Garbieri called me back with haste after he finished assisting someone else. He gathered information from me, he was polite, and he took time to explain the process he has to go through in order to complete the work order. Once everything was in place, John took time out of his day to simply talk to me and share life stories while I had to wait outside of my home in order to keep me entertained. I appreciate the services I was given, as a lock smith came and opened the door, and adjusted the alignment of the door in 15 minutes which served as the problem. I took maybe a little over an hour to resolve the situation, which on a Sunday was a miracle.
John Garbieri made a terrible experience better. He showed he care by calling to check on me while he worked to get someone out to help. John promised to have a vendor out and kept his word. I appreciate his efforts and willingness to help. He is amazing!!

John Garbieri is awesome! We had a weekend emergency with our hot water heater. John made sure that he kept us updated throughout the process, followed up when the plumber made the repair and then the following day to make sure everything was working well. I haven’t had this level of customer service in a tremendously long time. It was so refreshing. Thanks Bay Management for choosing such an awesome staff member.

I've been a renter with Management Company for over 7 yrs and I had many issues that needed resolving. I felt that they just patched things up to keep the tenant quiet not really putting any real effort in the work. Then they hired Garrett! He is so professional courteous, and does great work. He takes his time to make sure the issue is resolved. He gets to the bottom of everything. He takes his time is efficient and always on time to his appointments. He doesn't look at us as just renters but as people. He takes pride in all of his work and I truly appreciate the work he has done in my home. They should definitely hire more individuals like him who love what they do and strive for customer satisfaction. Garrett will take Bay Management a long way.
Nina is very helpful and responsive to emails. We have had a few issues since moving in and since she has become our property manager, things have been handled faster and in a timely professional manner.I actually wanted to come back and reiterate how wonderful and responsive Nina has been. Management was very helpful when something comes up in the apartment. Leaks, bulb replacements and even fixed my food disposal. Thankfully I didn't have too much issues at the apartment. They were also easy to work with when I requested a transfer in another unit. Will recommend this management company.

I lived in an apartment managed on North Calvert Street in Baltimore City managed by Bay Property Group for over two years, and I had an amazing experience. I worked primarily with Bridget, Nate, and Lauren at the N. Calvert St. office, and they ensured that I had everything I needed as a tenant. Requests for maintenance and repairs were handled quickly and professionally. They maintained regular, steady and professional communications with everyone, and were very responsive. I had to end my lease early, as I had bought a house, and they did everything they could to help me find someone to replace my lease. Bridget, in particular, runs a very organized ship, and works hard to ensure each "t" is crossed, but will still find time to chat if you have a chance to stop by the office. Lauren, too, is wonderful - she is cheerful, professional, and very responsive to any concerns. I give the North Calvert Street office 5 stars out of 5 for their professionalism, courtesy, and responsiveness!

He showed us multiple units in the building, and was extremely communicative through the whole process. Start to finish it was streamlined and effortless. Sean even lined up one of his co-workers to get our keys to us on our move in day, which was Memorial Day! We didn't think that he'd be able to make that happen, and he did. Since the homeowner that I'm renting from switched management companies my experience has been bitter sweet. I say that because in the beginning I wasn't informed properly of the switch no letter, email nothing, only a text a few weeks prior of the change by the former company not to send my next rent payment to them. So there where a couple of small glitches and adjustments. However Roxie Cabal has been very professional and helpful throughout the entire process, for that I am truly grateful thank you....but I still don't appreciate the $9 portal payment fee. Overall I can say I'm pleased thus far
I live in their apartment building at 817 St. Paul Street. For the price, it’s a good starter apartment. There were some issues at move in that we were promised would be taken care of before our move in date, but weren’t:1. apartment hadn’t been cleaned at all after previous tenants2. bathtub still needed refinishing, so we couldn’t use our shower for 3 days3. carpet was meant to be replaced as it was ripped up and stained from previous tenants, but that didn’t happen either. However we pay 850/mo for a studio close to the harbor, and I know you get what you pay for. Neighbors are friendly, and so are the staff that work the building. It can be loud, and it’s not going to win any awards, but if you’re new to the city, or just looking for a place to call your own, while being able to beef up your savings account, this is a great option.
It started off a little rocky because one of the property managers was very unprofessional, but I asked to be placed with someone else. They handled my concerns promptly and and the maintenance crew is great.
