| Tenant Screening |
We use established screening standards to evaluate applicants based on legally permitted criteria, which may include income, credit, employment, rental history, and relevant background information. Our process is applied consistently and follows applicable fair housing and rental laws. Fewer than 1% of BMG-placed tenants are evicted. |
You select screening services, establish lawful qualification standards, review each application, verify the information provided, and make sure the same criteria are applied to every prospective tenant. |
| Tenant Placement Protection |
Our six-month tenant placement warranty provides added protection after a new lease begins. When a BMG-placed tenant is evicted within the first six months, we will re-lease the property without another leasing charge, subject to the warranty terms. |
When a tenancy ends unexpectedly, you manage the legal process, prepare the property for the next tenant, advertise the vacancy, and cover the related turnover and leasing costs. |
| Maintenance & Emergencies |
Tenants can report maintenance concerns at any time. We assign the work to qualified professionals, coordinate access, monitor progress, and keep you informed. You can also establish an approval limit for repairs above a certain cost. |
You receive the maintenance call, locate an available contractor, confirm credentials and insurance, arrange access, review estimates, and determine whether the work was completed properly. This includes nights, weekends, and emergencies. |
| Rent Collection & Financial Reporting |
We collect rent, send owner funds by direct deposit, and provide monthly financial statements. Your online owner portal gives you access to income, expenses, invoices, inspection reports, and year-end tax documentation. |
You collect payments, follow up on unpaid rent, record income and expenses, organize receipts and invoices, reconcile accounts, and prepare the documentation needed for tax reporting. |

Your primary responsibilities are reviewing monthly reports, approving larger expenses, and making major decisions about the property. Our team handles the daily work needed to keep the rental operating. |
