| Your Local San Antonio Team |
You are assigned a dedicated San Antonio property manager and a dedicated leasing agent working out of our Blanco Road office, backed by an in-house accounting team and Texas-licensed leadership. Once a tenant is placed, your property manager becomes the single point of contact for you and your tenant. |
One person handles leasing calls, bookkeeping, vendor scheduling, and tenant communication — often at the same time, and often after hours. |
| Military Tenants & SCRA Compliance |
San Antonio is one of the most active military rental markets in the country, with Fort Sam Houston, JBSA-Lackland, JBSA-Randolph, and USAA driving consistent tenant demand. We handle military tenancies with awareness of the Servicemembers Civil Relief Act (SCRA), including a tenant's right to terminate a lease early on PCS or deployment orders — and we manage the paperwork trail those terminations require. |
You have to know the SCRA rules for early termination, verify orders when a tenant invokes them, and process the exit within the required window. An incorrectly denied SCRA termination can create federal liability. |
| Bexar County JP Court Eviction Process |
Bexar County has 16 Justice of the Peace precincts, and an eviction has to be filed in the precinct where the property sits. We identify the correct precinct, prepare and serve the required three-day (or lease-specified) notice to vacate, file the case, appear at the hearing, and coordinate the writ of possession with the constable's office. |
You have to identify the correct JP precinct from the property address, follow that precinct's filing procedures, serve notice properly, appear in person at the hearing, and coordinate the constable execution — all while the property earns no income. |
| HOA-Heavy Neighborhoods & Historic District Overlays |
Many San Antonio submarkets — Stone Oak, The Dominion, Alamo Heights, and much of the North Central corridor — sit inside HOAs with their own leasing rules, tenant approval processes, and occupancy limits. King William, Monte Vista, Alta Vista, and portions of Alamo Heights also fall under historic district overlays. We coordinate HOA lease approvals and keep leasing paperwork aligned with historic preservation rules where they apply. |
You track each HOA's leasing rules and fee schedule yourself, submit tenant applications for HOA approval where required, and confirm you're not violating any historic overlay when marketing or making changes to the property. |
| CPS Energy & SAWS Utility Coordination |
San Antonio's municipal utilities — CPS Energy for gas and electric, SAWS for water and sewer — have specific landlord account and transfer requirements between tenancies. We coordinate the utility handoff at move-in and move-out so service isn't interrupted, owner-account fallback is in place during vacancies, and any final balances are addressed before the next tenant moves in. |
You call CPS Energy and SAWS at every turnover, set up owner accounts to prevent service shutoff between tenants, and resolve any unpaid balances a departing tenant leaves behind — a process that works differently than in non-municipal utility markets. |
| South Texas Climate & Maintenance Patterns |
The expansive clay soils around San Antonio drive foundation movement, HVAC systems run hard through long, hot summers, and hail season adds roof and window claims most years. We schedule seasonal HVAC service, catch foundation and drainage warning signs early through routine inspections, and coordinate with insurance adjusters when storm damage occurs. |
You track the seasonal maintenance calendar yourself, spot foundation and drainage issues before they escalate into major repairs, and handle any hail-season insurance claims and vendor coordination on your own timeline. |
| Rent Benchmarking Across SA Submarkets |
San Antonio's rental submarkets price very differently — the South Texas Medical Center corridor draws medical staff at one range, Stone Oak and Sonterra draw families at another, the USAA corridor attracts corporate professionals, and downtown / Southtown lofts hit a different segment entirely. We benchmark against comparable rentals in your specific submarket, not the citywide average, and adjust for seasonal timing and demand. |
You research comps in your specific submarket and set the number alone. Priced against the wrong comp set — a citywide average, or the wrong submarket entirely — leaves rent income on the table or extends vacancy. |
| Security Deposits & Move-Out Documentation |
Texas requires the deposit back within 30 days of move-out, with an itemized list of any deductions, once the tenant provides a forwarding address. We handle the timeline, the itemization, and the documentation, backed by our move-in and move-out condition reports so any deduction will hold up if the tenant disputes it. |
Miss the 30-day window or the itemized list, and Texas law can hold you liable for three times the amount wrongfully withheld plus the tenant's attorney fees. The documentation required to defend a deduction is more than most owners maintain. |
| What It Costs |
A 7% management fee on collected rent, a $0 onboarding fee, a leasing fee of 70% of the first month's rent, and a lease renewal fee of 10% of one month's rent. All fees are stated upfront in the management agreement. |
No management fee. The costs are the ones that don't show up on an invoice: vacant months while you learn the market, retail vendor pricing paid at emergency rates, turnover from a mishandled tenant screening, an eviction that didn't have to happen, and fines from a permitting or compliance step you didn't know applied. |
