Bay Property Management Group began in Baltimore in August 2009, when founder Patrick Freeze started the company from his family’s basement. A Baltimore native and Dickinson College graduate, Patrick built BMG around a straightforward idea: rental property ownership should be profitable without consuming an owner’s time or creating constant stress.Â
BMG initially focused on managing single-family rental homes in the Baltimore area. As the company’s team, systems, and experience grew, its service area expanded throughout Maryland and into Philadelphia and Washington, D.C. In 2020, BMG purchased Professional Property Management of Northern Virginia and expanded throughout Northern Virginia.  Most recently, in 2024, BMG entered the Texas market by acquiring Stone Oak Property Management in Austin, then expanded into San Antonio.Â
Today, BMG manages over 8,000 units across Maryland, Washington, D.C., Northern Virginia, Pennsylvania, and Texas, including single-family homes, multifamily properties, and rental portfolios. Each office pairs local market expertise with company-wide support for leasing, maintenance, accounting, compliance, IT, marketing, and customer service.

Patrick Freeze is a native of Baltimore, Maryland. He graduated from Dickinson College where he studied Economics and Business.
Patrick has over 20 years of experience in real estate and over 16 years in property management. He is a licensed real estate broker in three states and a member of multiple community organizations. Patrick resides in the Lutherville-Timonium area where he grew up.
After graduating from Arizona State University with a degree in Urban Planning, Dana Anderson quickly began learning all aspects of real estate. He has worked in real estate in multiple states since 2011. Dana began his property management career in 2013 and has been instrumental to the growth of Bay Property Management Group. He is a licensed real estate agent whose primary focus is property management. He currently resides in downtown Philadelphia, PA.
Nick Stone is a native of Maryland and currently resides in Prince George’s County, MD.
He has been involved in a number of community organizations, including the Juvenile Justice Advisory Committee, and is a founding member of the Community Alliance Group of Maryland, a networking group that is partnered with Living Classrooms of Baltimore and hosts community outreach events.
Jason Huval has worked in real estate since moving to Austin in 2004. He began his property management career in 2005 and has been a licensed real estate broker since 2008. He later co-founded Stone Oak Management, which grew into one of the largest residential property management companies in Austin before merging with Bay Property Management Group in 2024. Jason holds a bachelor’s degree in Business Administration with a concentration in Accounting from California State University, Fullerton, and an MBA from West Texas A&M University. He has personally bought and sold more than 200 investment properties in Central Texas and has helped hundreds of clients with their real estate needs. He currently oversees a brokerage firm with approximately 1,500 real estate agents and is always happy to assist his fellow BMG team members.
