Meet Christian Apaniada, Leasing Admin Manager for BMG

Christian Apaniada began his journey with Bay Property Management Group as a property manager in June 2021. From there, he worked his way up to a Leasing Admin Manager, where he excels in his position today.

His professional background is quite extensive. He earned a Bachelor of Science in Hotel & Restaurant Management from the University of East Manila. Starting his professional journey while still in college, he transitioned from a diligent waiter to a skilled bartender, using these roles to finance his education. With an unwavering commitment to personal and professional growth, he dedicated seven years to the demanding BPO industry before strategically shifting to freelancing in 2017. 

Now, Christian brings six years of unwavering experience to the table in the property management industry. He’s certified in digital marketing, SEO, and social media management. His professional journey is marked by a significant impact, having facilitated the successful launch of numerous businesses and the creation of multiple websites. 

Additionally, he’s played integral roles within various property companies in Washington, Tennessee, and Baltimore, ascending from a general VA to the Director of Operations. In this capacity, he’s overseen Residential Services and Collections with dedication and expertise. 

A Day in the Life of Christian Apaniada

Christian’s day starts at 6:30 AM EST, where he navigates through a demanding checklist of time-sensitive tasks that require completion within the day or the subsequent one. Some of the responsibilities he has in his role at BMG include the following. 

  • Thoroughly verify and validate documents before countersigning for leasing and renewal purposes.
  • Efficiently manage payroll accounts for the dynamic leasing team. 
  • Conduct in-depth market analyses to provide comprehensive recommendations for property owners. 
  • Skillfully create property listings, ensuring readiness for effective marketing. 
  • Maintain proactive communication with the PM team to stay abreast of updates. 
  • Engage in effective communication with housing organizations to handle rental increases and proposals. 
  • Collaborate with placement companies for special leasing cases. 
  • Coordinate and schedule marketing photos with a photographer, involving both PMs and tenants, as necessary. 
  • Streamline the process for move-ins for newly acquired tenants. 
  • Establish and manage owner, tenant, and building profiles for efficient data entry. 
  • Take charge of overseeing and managing the entire leasing and renewal department for the Baltimore office. 

Christian’s Favorite Part of the Job

When asked about his favorite part of the job, Christian says,

“The most satisfying aspect of my role is executing assigned tasks with unwavering precision and accuracy within tight timelines. This accomplishment is made possible through the collaborative effort of my Director, Nichole, and the invaluable assistance of KC in streamlining the renewal process.”

Not much surprises him about working in the property management industry. Christian says that his approach has always been to anticipate the unforeseen, so he strategically evaluates his opinions and actions in real-time, aligning them with the course of the conversation. Additionally, he consistently implements contingency plans, ensuring multiple layers of backup to navigate any unexpected scenarios. 

One thing he wishes people knew about his job is that the role entails handling a high volume of tasks, demanding peak performance without compromising the quality of work.

“Embody a team-oriented mindset. In the event a team member errs, concentrate on identifying the root cause of the issue rather than attributing blame to the individual. Acknowledge that everyone faces unique challenges, guide them in rectifying the mistake, and refrain from diminishing their morale through reprimands.”

Getting to Know Christian Apaniada Outside of the Office

  • When you’re not in the office, what do you like to do? –  “Outside of work, I consistently prioritize family time, often indulging them with fine dining experiences or beach outings. Additionally, I enjoy engaging in poker or the typical casino slots for leisure. My interests extend to day trading, where I actively pursue continuous learning and explore diverse business ideas. 
  • Tell us something off your bucket list – “Claiming the top spot on my bucket list is the ambition to undertake professional skydiving. This aspiration aligns with the belief that “Fear is not real. The only place that fear can exist is in our thoughts of the future. It is a product of our imagination, causing us to fear things that do not as present and may never exist. – W.S.”
  • If you could meet anyone, living or dead, who would you want to meet and why? – “I aspire to meet Jordan Belfort and glean from him the paramount skill one can acquire in this world: Sales.”
  • What is the best book you have ever read? – “The 48 Laws of Power by Robert Greene” 
  • If you could dis-invent one thing, what would it be? – “I advocate for the dis-invention of Artificial Intelligence, emphasizing the unequivocal value of human intervention as the optimal driver of successful outcomes in all facets.”
  • What are three words to describe yourself? – “Goal Oriented, Responsible, Tough Love.”
