Bay Property Management Group Baltimore proudly serves rental property owners and residents throughout Hampden, one of the city’s most distinctive and independent-minded neighborhoods.
Set in north Baltimore above the Jones Falls valley, Hampden began around 1802 as housing for workers at the flour mills along the stream. Those mills were converted to cotton duck textile production beginning in 1839, and by 1899 this small stretch of the valley produced more cotton duck — the heavy canvas used for sailcloth — than every other milling center in the United States combined. The Hampden and Woodberry mills employed roughly 4,000 people at their peak in the 1890s, drawing workers from the Appalachian hill country of Kentucky, West Virginia, and western Pennsylvania. The neighborhood was annexed by Baltimore City in 1889.
The company-built worker housing from that era still defines the streets, and the mill buildings themselves — Meadow Mill, Clipper Mill, Whitehall Mill, Mill No. 1 — have been converted to offices, studios, gyms, and apartments. Artists began moving in during the early 1990s, and the neighborhood has since become one of Baltimore’s creative centers without losing its working-class character.
Hampden draws residents with a genuine village feel, an unusually strong independent retail district along West 36th Street, and easy access to the Johns Hopkins Homewood campus, downtown, and I-83. Residents have MTA bus service, the Light Rail at Woodberry, and the Jones Falls Trail for cycling and walking.
With rowhomes at an accessible price point, the fastest rent growth of any Baltimore neighborhood we manage, and a commercial district that draws visitors from across the region, Hampden is one of the most interesting markets in the city for rental property investors.
