Sean D. answered all my questions that I had on the property management agreement over the phone and via emails. I am new to RE investment. He picked up the key from me on Tuesday, one day before Thanksgiving. Next Tuesday right after the Thanksgiving weekend, Tara W. told me that they had processed and approved application. On Friday the same week, a signed lease was sent to me and the rent has been paid for one whole year. I am impressed by their "No bling, just high performance" work style. They manage your property like they would their own homes. And they keep in constant communication with you at all times.Their property management contract takes care of all the little considerations that others property management companies I have usedhave not thought about, like the fact that there are limits over which you, a landlord would need to be informedbefore non-emergency expenses can be incurred on your property. They let you set the limit, instead of imposing an amount on you - like the ridiculous $500 amount that most property managers charge. As someone who has has bad experiences with property managers who spend allrental income on repairs - leaving you to figure out how you would pay the mortgage, that is a blessing.They don't have a one-size fits all solution. If you want to use your own contractors for repairs, theyaccommodate that without a fuss and they tell you the hourly rate of their contractors. If you have difficult tenants, they have the ability to step in, assert their authorityover the tenants and make them behave without blaming it on you and making you spend more money than is needed. And so far they don't have those ridiculous fees that other property managers charge with no service.I would not hesitate to recommend Bay Property management company.

It has been a really easy process to work with Bay Property Management. I love not having to self manage my two investment homes anymore, and deal with the stress and aggravation of finding tenants and answering midnight maintenance calls. Bay Property Management has rented out my houses now a couple of times at higher rents than I was able to get on my own. Also through their relationships with contractors I have seen better prices when repairs were needed.

LOVE LOVE LOVE this company! I had to move in the middle of covid and there was no way we could sell the house and get a good price. Bay rented out the house for about 10% more than a different company had quoted and I am going to leave the house as a rental for now instead of selling it. There are a lot of tax benefits to using the house as an investment property which I didn't realize until my CPA explained. The rent covers all the expenses including the mortgage and I get losses from depreciation on the house. Plus all the repairs are tax deductible. Bay made this all easy to do with incredible financial reporting and detailed accounting. Nick and Lorena and the whole accounting team rock!

I turned to Bay Property Management Group Northern Virginia in an absolute emergency and they delivered! I was being deployed out of country and need to hired someone to management my house so that I could have rent to pay the mortgage. I spoke with Sean within 15 minutes of submitting my request for information online and we had an agreement signed on my iphone a half hour later. Fast forward to being on a different continent and the new property manager was taking care of getting the house cleaned up a little bit, marketed and leased within a week. I've been collecting the checks now since then but was a huge relief. I couldn't imagine trying to rent out the house myself overseas would never have worked, or trying to play phone tag with a 1-800 # instead of using email.

In accordance with Fair Housing guidelines, Bay Property Management Group thoroughly screens each applicant to review credit and criminal background and well as rental history and income & employment verification.
Can i set the rental rate for my property?
The leasing department at BMG will conduct a comprehensive rental analysis of your property and nearby rentals to recommend a rental rate to ensure maximum ROI. Rental rate recommendations consider location, amenities and the overall rental market at the time of listing. It is the owner’s choice as to whether or not to following our recommended listing price.
Who pays for maintenance and repairs?
Depending on the cause of the maintenance issue, either the owner or tenant are responsible for maintenance costs. Your property manager will assist in determining cause and provide quotes for repairs.
can i do my own maintenance work?
Yes, however we highly recommend that you use our in-house technicians or our network of licensed professionals. Not only do we contract the best possible rates, but we manage the project and hold our contractors accountable for their work.
what happens if my tenants don't pay rent?
Your dedicated property manager will work efficiently to either get your tenant caught up or begin eviction proceedings. You only pay management fees for rent collected – we don’t get paid until you get paid.
