Bay Property Management Group Northern Virginia proudly serves rental property owners and residents throughout Springfield, a well-established Fairfax County community at the crossroads of I-95, I-395, and the Capital Beltway, about 12 miles southwest of Washington, DC.
Springfield was founded in 1847 around Daingerfield Station on the Orange and Alexandria Railroad, which is today the Backlick Road Virginia Railway Express station. The station took its name from Springfield Farm, owned by Alexandria businessman Henry Daingerfield, who sat on the railroad’s board of directors. For the next century, the area remained a quiet rural crossroads.
That changed in 1946, when real estate developer Edward Carr began subdividing the land for homes along the newly opened Henry Shirley Highway, today’s I-95 and I-395. Carr saw it as the last easily accessible tract within 12 miles of Washington, and Springfield grew quickly. Springfield Mall opened in 1973 as one of Northern Virginia’s first regional shopping centers and reopened as Springfield Town Center in 2014. Today the Springfield community is home to about 31,000 residents, with neighboring North Springfield, West Springfield, and Franconia sharing the Springfield name and mailing address.
Transit access is a major strength. The Franconia–Springfield station, which opened in 1997, is the southern end of Metro’s Blue Line and also serves Virginia Railway Express commuter trains. The Springfield Interchange, where I-95, I-395, and I-495 meet, connects residents to Washington, DC, Alexandria, Tysons, and points south, and the I-95 Express Lanes and Fairfax County Parkway add even more options.

With established neighborhoods, a central location, Metro and VRE access, and steady demand from military, federal, and contractor households, Springfield is a strong market for rental property investors.
The average apartment rent in Springfield is approximately $2,199 per month, down slightly from $2,237 a year ago. Rentals in the area include apartment communities, townhomes, and single-family homes, and pricing varies based on property type, size, condition, and proximity to Metro and the Springfield Interchange.
| Apartment Type | Average Monthly Rent | Average Size |

| Two bedrooms | $2,269 | 1,005 sq. ft. |
| Three bedrooms | $3,036 | 1,270 sq. ft. |

Springfield leans toward homeownership. Approximately 34% of households are renter-occupied and about 66% are owner-occupied, based on U.S. Census data. Much of the area was built as single-family neighborhoods and townhome communities from the 1950s onward, and many of those homes are now owned by investors and rented to military families, federal employees, and commuters. For investors, it means steady demand from tenants who want a central location, good schools, and easy access to Fort Belvoir and Washington.
Springfield offers one of the most convenient locations in Northern Virginia. Residents live minutes from Fort Belvoir, the National Geospatial-Intelligence Agency, and the Pentagon, with Metro, VRE, and three major interstates connecting them to the rest of the region.
The housing stock is well established. Neighborhoods of brick colonials, split-levels, and ramblers built in the 1950s through the 1970s sit alongside newer townhome communities and apartment complexes near the Metro and Springfield Town Center. Many homes have been updated over the years and offer more space than comparable rentals closer to Washington.

Whether a resident is drawn by an easy commute to a military, federal, or contractor job, access to Fairfax County Public Schools, shopping at Springfield Town Center, or parks and trails close to home, Springfield delivers a practical and well-connected Northern Virginia lifestyle.
Springfield sits near several of the region’s largest military and federal employers, which drive steady rental demand. Major employers in and near Springfield include:

Springfield's history is preserved in the small landmarks that dot the surrounding communities. In nearby Franconia, the Laurel Grove Colored School, a one-room schoolhouse organized by formerly enslaved families in the 1880s, stands alongside its church cemetery and was recognized with a Fairfax County historical marker in 2008. The Franconia Museum at the Franconia Governmental Center preserves the area's history. The Backlick Road VRE station marks the site of the original 1847 Daingerfield Station, where Springfield began.

The National Museum of the United States Army, which opened in 2020 at nearby Fort Belvoir, tells the story of the Army through immersive galleries, historic artifacts, and interactive exhibits, with free admission. Families can also enjoy the Fairfax Station Railroad Museum, known for its model train displays and hands-on exhibits, and the Franconia Museum's local history collection. The Smithsonian museums on the National Mall are a direct Metro ride away on the Blue Line.

Lake Accotink Park offers a wooded loop trail around the lake, along with stream crossings, a historic railroad corridor, and seasonal boat rentals. Burke Lake Park, a short drive west, adds a nearly five-mile lakeside trail, fishing, and a miniature train ride, while Huntley Meadows Park to the east is known for its wetland boardwalk and birdwatching. The Cross County Trail and Accotink Stream Valley Trail connect many Springfield neighborhoods to these parks.

Springfield offers plenty of fun close to home, from arcade and family entertainment venues to the movie theater at Springfield Town Center. For the arts, the Workhouse Arts Center in nearby Lorton features artist studios, galleries, theater, and concerts, while the George Mason University Center for the Arts and venues in Alexandria and Washington, DC, are a short drive or Metro ride away.

Springfield Town Center, which reopened in 2014 after a major redevelopment, offers department stores, national retailers, and a wide range of restaurants. Springfield's diverse community is reflected in its many shopping centers along Old Keene Mill Road, Backlick Road, and Commerce Street, which are filled with casual eateries and international restaurants serving Korean, Vietnamese, Afghan, Salvadoran, and Middle Eastern cuisine. Residents have major grocery stores and international markets throughout the area.
