Meet Victor Guerrero, BMG Resident Manager
Victor Guerrero started working at Bay Property Management Group as a Resident Manager a little over a year ago, making his entrance into the rental property management industry. Before working at BMG, he was a project manager for five years and a maintenance coordinator for almost three years.
As a resident manager, Victor is responsible for ensuring the well-being of all rental properties and their owners. Read on to learn more about Victor and what he does on a day-to-day basis here at BMG!
A Day in the Life of Victor Guerrero
Victor starts working early, around 4:30 am, when he clocks in and starts clearing his email inbox. He manages 110-120 properties on a day-to-day basis. He does everything from taking care of maintenance work orders to ensuring properties comply with the proper documentation to be rented.
Additionally, he answers any questions owners may have about their finances or compliance documents. So, as you can imagine, he gets a lot of emails–sometimes upwards of 100 to 200 emails a day!
Once he’s done clearing his inbox, he starts working on pending work orders. He follows up to ensure our vendors have scheduled or completed the work orders. Then, he’ll go back to any emails he flagged for a follow-up.
Victor typically schedules all his calls for 1 pm and on to ensure he has enough time to complete all his admin tasks. Then, he takes a lunch break around 2 or 3 pm. However, he considers this a “normal” day, which is quite rare in the property management industry. He says,
“All of this is subject to change, depending on what the day throws my way.”
Victor’s Favorite Part of His Job
There are several things Victor likes about his job. However, his favorite part is helping people. He says,
“You’d be surprised at how you can make someone’s day with something as small as getting a leaky faucet fixed.”
One thing that surprised him about working in the property management industry is that there’s always a lot to learn. There’s a ton of knowledge required to be an excellent property manager.
One thing he wished more people understood about property management is that it can be very stressful at times. After all, you’re responsible for several things–from communicating with tenants to coordinating maintenance, collecting payments, and so much more.
A Piece of Advice from Victor
One piece of advice that Victor has for those considering the property management field–or those in the industry already–is this:
“For those considering this field, if you want a challenging career that’s going to push you, this is it. It has its challenges, but it also has its rewards. For those already in the industry, what can I say that you haven’t heard already? Just keep at it.”

“I’ve made my fair share of mistakes, but rather than letting me go and finding someone else, they always ask what they can do to make sure I have the tools and training I need to reduce these mistakes.”
Overall, Victor appreciates the way he’s treated, loves his job, and always gives 110% to everything he does.
“I will always want to pay back that kindness and support I get here at BMG.”
Getting to Know Victor Guerrero Outside of the Office
- When you’re not in the office, what do you like to do? – “I love to cook. I am a big foodie, and I normally get all of my recipes from YouTube. Other than that, I spend most of my time being a dad to my 5-year-old son.”
- Tell us something off your bucket list – “I would love to visit Japan one day.”
- If you could meet someone, living or dead, who would you want to meet and why? – “I would have loved to meet Francisco Villa, a Mexican revolutionary.”
- What is the best book you have ever read? – “I am a big fan of George RR Martin, so pretty much all of his books.”
- If you could dis-invent one thing, what would it be? – “That is food for thought. I have never really thought about this before.”
- What are three words to describe yourself? – “Persistent, determined, and diligent.”
