Meet Khen Capili, Compliance Auditor at BMG
Khen brings an extensive and varied background to her job at Bay Property Management Group. Before taking on her current role, Khen held other positions including support and administration roles within our leasing department. However, her commitment and attention to detail propelled her quickly to become an invaluable part of the team. This eye for detail lead Khen to be promoted to her current position as a compliance auditor for our corporate office, where she is able to work 100% remotely.
Although her career didn’t start in real estate, she knows this is where she belongs. She can’t imagine doing any other job and appreciates that her hard work is recognized and appreciated. Even though Khen works remotely, she would love to visit the Baltimore area one day and try their Korean BBQ!
A Day in the Life of a Compliance Auditor
Khen has several responsibilities, including monitoring bank accounts for fraudulent transactions, auditing bank statements, auditing certifications of insurance, and auditing rental licenses and lead certifications. Additionally, she responds to compliant cases, tracks court cases, and handles various other compliance items. For example, trade name renewal registration and ensuring remote workers have valid yearly clearances for employment.
A typical work day for Khen starts by uploading ACH transactions from all company offices to the banking system. Then, she runs through auto-debit transactions to ensure BMG is billed correctly and the accounting staff provides accurate documents for references. Along with that, she verifies and pays or returns transactions that the bank tags as fraudulent. She answers any compliant items and follows up with our BMG team on upcoming or expired compliance documents.
Furthermore, she handles auditing valid lead certification, certification of insurances, and rental licenses, along with any other tasks that come up directly from her supervisor. When asked what her favorite part of her job is, Khen responded:
“My favorite part of auditing is trying to catch errors and fraudulent items as it keeps me on my toes!”
If there’s anything that surprises Khen about working in this industry, it’s how many processes it takes to run a property management company. She’s realized that every department is essential as it creates a butterfly effect on all other areas in property management.

- When you’re not in the office, what do you like to do? – I fully immerse myself in local art galleries and architecture as well as unwind with friends and pamper myself at the spa.
- Tell us something off your bucket list – A trip to Japan and experience their culture. I always wondered what naturally made wasabi tastes like! I’d like to have a picnic during cherry blossom season, soak in an onsen, and eat authentic wagyu beef.
- If you could meet anyone, living or dead, who would you want to meet and why? – I want to meet my BMG family in Baltimore, as they have literally changed my life for the better. I want to thank them in person for the effect they have had on my career. They inspire me to continue doing my best in whatever it is I do.

- If you could dis-invent one thing, what would it be? – Dis-invent firearms…and selfie sticks!
